Freeman Barn Restoration

A continuing field record of the 2026 preservation work on the Freeman Barn for the Twinsburg Historical Society—from initial condition assessment through preparation, repairs, glazing, water management, roof maintenance and final coatings.

The condition of an old building determines the work.

This page is intentionally different from a finished-project gallery. It will grow as the Freeman Barn restoration progresses, preserving the conditions we encounter, the decisions made in the field, and the methods used to protect the structure for years to come.

Historic exterior work often reveals its real scope only after close inspection and preparation begin. Failed coatings, deteriorated wood, vulnerable lower edges, aging window glazing and roof fasteners are not isolated cosmetic defects. Each can point to a pathway by which weather continues to affect the building.

Documenting the barn before work begins

The first detailed project visit focused on access around the perimeter and the condition of the exterior surfaces before preparation. The assessment confirmed widespread coating failure along with areas where long-term weather exposure has affected wood components and architectural details.

Windows and glazing will be addressed as part of the restoration rather than painted around. Roof maintenance is also included, with suspect fasteners to be replaced using appropriate EPDM-sealed screws before the roof coating work.

The lower edge deserves more than paint.

One of the most important observations involves deterioration along the lower wood edge. Instead of simply filling, coating and leaving the same vulnerable geometry in place, the developing repair approach is to establish a straight reference line, remove compromised material evenly and introduce a properly detailed drip edge. The objective is to shed water away from the remaining wood and reduce the mechanism that contributed to future deterioration.

Field principleOn preservation work, coating failure is often evidence rather than the entire problem. Preparation should expose why a surface failed so the repair can address the cause wherever practical.

A living record of the Freeman Barn restoration begins

Rather than waiting until completion to publish a polished before-and-after case study, Spray GenX established this continuing restoration journal. Existing conditions will remain part of the record as the project progresses so deteriorated areas, coating failures, repairs and preservation decisions can be compared directly with the completed work.

The planned exterior coating approach includes intensive preparation and the use of Peel RX and Prime RX where appropriate to stabilize the severely weathered painted surfaces. This is informed by prior field experience with the same preparation system on older barn exteriors, where long-term adhesion has been a central objective.
